THE LAND

Carved from Jordan Ranch

A place with a past.

In 1998, The Abbotts bought 319 acres carved from the historic Jordan Ranch, a five-thousand-acre Erath County holding that traces back to settlers who arrived in this country in the 1850s. There is a settler site just off the driveway. The original stone is still there. The chimney has long since fallen.

Forty-two acres are cleared and grazed in Coastal Bermuda and Bluestem. The balance is wooded with live oak, post oak, and mesquite. The elevation rises from 1,090 to 1,260 feet, giving the property high ground and long views in every direction. Locals have a name for the stretch of 281 in front. They call it Jordan Hill. The top ridge has a name too. They call it Buck Ridge.

WATER

Two wells. Three tanks.

Two water wells, both producing twelve gallons per minute or better. The first sits beside the house and runs a waterline down to the stables and the lower tank. The second is north of the home on the bluff.

Three earthen tanks hold water year round. The main tank is spring-fed. The lower field tank and the large back tank are both stocked with minnows and perch. Water on this property is not a worry.

HUNTING & WILDLIFE

Light pressure.

Whitetail deer, Rio Grande turkey, mourning dove, and varmints. The Abbotts have hunted the ranch lightly for the past five years, which means the next owner steps into a property with very low recent pressure and the herd that comes with that kind of restraint.

Two bow stands. One box blind. Three feeders. Buck Ridge, at the top of the ranch, is named for what comes off it. There is a ten point mounted in the upstairs office, taken with a bow.

THE HOME

Built by David Taylor.

Two thousand and forty square feet.

Custom-built in 2011 by David Taylor Construction. Hill Country ranch style. Rock and stone exterior, standing seam metal roof, slab foundation, two-by-six framed walls with sprayed urethane foam insulation. Three bedrooms. Two baths. The primary bedroom is on the first level.

Hand-scraped mesquite floors on the second level. Custom mesquite and knotty alder doors throughout. The stair banisters are hand-forged iron, made by a Western artisan in Colorado. The fireplace is dry-stack stone, wood-burning.

The kitchen has quartz counters, custom cabinetry, gas appliances, a commercial range and vent, a kitchen island, and a walk-in pantry. The porch wraps the house for 1,744 square feet of covered living.

IMPROVEMENTS & SYSTEMS

Quietly well-built.

The extra details..

A wellhouse and storage building, 120 square feet, sits behind the home, built in 2010. A 30 by 30 porte cochère added in 2024 covers the driveway, with 225 square feet of unfinished storage above. A 1,248 square foot slab was poured in 2021 for a future barn.

Well water with filtration. Septic. Tankless water heater. A 500-gallon in-ground propane tank behind the wellhouse. United Cooperative provides both electric service and offers fiber internet to the home.
